Rental Application

Please be prepared to pay the application and admin fee. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and most current proof of income.

If you will have a roommate(s), or other occupant(s) over the age of 18, they must fill out a separate application(s).

To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that applicant combined gross income needs to be at least three (3) times the monthly rent amount. We evaluate credit based on information obtained in the credit screening report, and do not rely solely on credit score alone in approval consideration.

For us to take this apartment off of the market, a $300 per person admin fee must be paid and each applicant must compete a petscreening profile. Once the application(s), admin fee(s) and petscreening profile(s) are received, the apartment will be taken off of the market. If you are not approved for the unit, the admin fee(s) will be refunded to you. If you withdraw your application(s), the admin fee(s) will be retained by 434 Roscoe Management as liquidated damages. If you are approved for the unit but change your mind, the admin fee(s) will be retained by 434 Roscoe Management as liquidated damages. If you are approved and offered a lease and do not fully execute the lease within three days, the admin fee(s) will be retained by 434 Roscoe Management as liquidated damages. and the apartment will be put back on the market.

Application fees are non-refundable.

Each resident over the age of 18 must submit a separate rental application.

Consideration of criminal history information: 434 Roscoe considers an applicant’s criminal history according to the guidelines of federal, state, and local law. Pursuant to the Cook County Human Rights Ordinance, 434 Roscoe does not inquire about, consider, or require disclosure of an applicant’s criminal history prior to determining whether the applicant has satisfied all other application criteria for housing. Applicant has the right to provide 434 Roscoe with any and all evidence demonstrating inaccuracies within any conviction history of Applicant, or evidence of rehabilitation and/or other mitigating factors. Applicant may produce any evidence that disputes the accuracy or relevance of information related to any criminal conviction(s) of Applicant.
